Home lending
Buying and owning property in the U.S. is different from Canada. Whether you're looking for a vacation retreat, second home or investment property, our specialized Cross-Border home lending team can help you find the right loan and successfully navigate the process.Buying property in the U.S. and the mortgage process
- Why buy property in the U.S.?
You can extend your buying power by borrowing in U.S. dollars. Coupled with lower interest rates, rising property values and potential rental income, you can't go wrong - Key differences between U.S. and Canadian mortgages
There is a 20% down payment required on second/vacation homes and 25% on investment properties. Both 15- and 30-year fixed or adjustable rate loans are available, plus no foreign national interest rate increases
- How exchange rates and mortgage interest work
You will exchange Canadian dollars only to cover the down payment and closing costs. Mortgage interest may be tax deductible; we recommend you consult with a tax advisor for verification - Contact our mortgage advisors to learn more and apply
We can help you choose the right mortgage and walk you through the process. Call the Cross-Border Banking Support Line at 1-877-700-29131-877-700-2913 or meet with a TD Bank mortgage advisor1

- Home lending timeline in the U.S.
Whether you’re getting a mortgage or a home equity loan/line of credit, the process takes approximately 45 to 60 days in the U.S., versus 20 days in Canada - Collecting necessary documents
Here's a preview of the types of documents you may be asked for. TD Bank will convert your Canadian assets and liabilities and Canadian income to U.S. dollars as part of your application - Mortgage down payment and other costs to consider
You will typically need a 20% down payment, and your mortgage loan officer will review all closing fees with you and provide a loan estimate within 3 days of application - Home equity lending requirement
For a second home or investment property, we will lend up to a maximum combined loan-to-value of 75%. A home lending specialist will review all closing fees with you and provide a loan estimate within 3 days of application - Closing in the U.S.
You will need to be physically present at the closing in the U.S., or you can appoint a power of attorney to be present in your place
